Reservation Deposit
Once you've confirmed room availability with us, to secure your reservation, you need to make a reservation deposit within 5 days through cash or bank. If you choose another payment platform (e.g., PayPal), any operating fees or other charges deducted by the platform are your responsibility. Please ensure that the full amount reaches us. Please not that the reservation deposit is non-refundable. Furthermore, due to high demand, changes to check-in and check-out dates may be limited, especially if changed less than 6 months before the check-in date.
Our Policies
Smoking and Substance Abuse Policy; To ensure the well-being of all residents, all new tenants are strictly prohibited from smoking. However, for only one existing guest who are under the old contract, smoking is allowed exclusively in the parking area. The use of e-cigarettes and substances, including marijuana (cannabis, weed) is strictly prohibited. Using substances in the premises or near the surrounding community may result in legal consequences. Pets: Pets are not allowed. Check-in: 14.00 PM-19.00 PM Check-out: 8:00 AM-12.00 PM.

2. What if I reserve through platforms like Airbnb or agencies?
It's always best to book directly with us to ensure you get the best rates. Rest assured, we are a municipally registered business, making us a reliable choice.
3. Is it safe for foreigners to stay in this area?
Absolutely! This area is popular among long-term stay foreigners, particularly Japanese and Europeans. With big hotels, condos, and international schools nearby, you'll find the neighborhood welcoming.
Plus, our rates are more affordable than those in Nimman or the Old City. For added peace of mind, we ensure that no more than 10% of our guests are locals. Currently, over 90% of our guests are international.
4. How much are electricity and water charges per month?

Electricity (include common service fees) 8 THB per metered unit of usage.

Water : 25 THB per cubic meter of usage ; minimum charge of 100 THB per month for each person.
5. Can I have a short-term or short-term trial stay?
Certainly! We offer short-term contracts starting from a minimum of one week, and you could extend your rental contract later, but discounts are available for longer stays. However, please note that after your short-term stay, the room might be booked by others through online platforms or agencies. Therefore, if you intend to extend your contract later, securing the same room or finding an available room might be challenging.
6. What expenses are required on a check-in date. (for monthly rental)
Upon check-in, you'll need to pay a security deposit equivalent to 1.5 -2 month(s) of rent, along with one month's rent in advance. (If you've already paid a reservation deposit, it will be deducted from your first month's rent.)
Following this, monthly rent payments are due, along with charges for electricity and water. There are no additional fees for common areas, WiFi, or housekeeping services.

What is a security deposit?
A security deposit is a refundable amount collected from guests upon check-in. It serves as a guarantee for any potential damages and security for the Tenant's performance of their obligations under the Agreement -
Once the guest checks out and no issues are found, the deposit is refunded in full.
8. What is the cancellation policy?

Once the reservation deposit is paid, it is non-refundable. If you need to cancel or modify your booking, please notify us as soon as possible.

If you terminate the rental contract before its expiry, your security deposit may be forfeited.
9. What amenities are included in the room?
Our rooms are designed with your comfort in mind and come fully furnished with essential amenities. Each room features a comfortable bed with fresh beddings, a wardrobe, a cozy sofa, a Smart TV, an air conditioning unit, and a water heater.
For guests who prefer to cook or prepare their own meals, our rooms are equipped with a kitchenette. This includes a refrigerator, a microwave for quick meals, a hotplate for cooking, and a toaster for your breakfast needs.

Absolutely! We offer ample and secure parking spaces for our guests.

How often are fresh towels provided?
We provide new towels for up to two persons every week to ensure you always have clean and soft towels ready. -

Should you require additional cleaning or services beyond our standard offerings, we're happy to assist. Extra services can be provided at an additional charge to meet your specific needs. -
Is there a cleaning fee upon check-out?

No, However, if the room requires special cleaning due to excessive mess or lingering cigarette odors, a fee of 500 THB may be charged.
12. Laundry Services FAQs

Where can I wash my clothes?
We offer a washing machine conveniently located near the reading room for our guests to use. There is a nominal fee for its usage. -
How can I dry my clothes?
Guests can either hang-dry their clothes in the designated area at the back of our building or opt to use our cloth dryer for faster drying. -
Do you offer laundry services?
No, but we can arrange laundry services with a local shop upon request. Just let us know, and we'll take care of the arrangements for you.
13. Where can I find drinking water?
We provide a convenient spot near the reading room equipped with UF filter system for refilling your drinking water. There is a nominal charge for this service.
14. Can I have guests over?
Guests are welcome to visit during daytime hours. For overnight guests, please inform us in advance and note that additional charges may apply.
15. Can I smoke, use e-cigarettes, or use weed on the premises?
No, smoking, using e-cigarettes, or consuming weed is strictly prohibited on our property and in the vicinity of our neighbors. We adhere to this policy to maintain a healthy and safe environment for all our guests.
Using e-cigarettes, or consuming weed is illegal and could also result in prosecution under Thai law. Please note that smoking is currently limited to one guest from a previous contract, who is allowed to smoke only in the designated car parking area.
16. Can I swim at the swimming pool and how deep is it?
Our pool has a depth of 1.1 meters and utilizes a saltwater system for sanitation. While the primary purpose of the pool is for landscape beauty and relaxation, it is safe for swimming. However, please be aware that we do not have a lifeguard on duty. For your safety, we recommend not swimming alone. Swim at your own risk.
